Rates just dropped

A term rate falls enough to save a client money

Hi [Name] — quick good-news note. 5-year fixed rates just came down to around [X]%. Based on your current rate, that could be roughly [$Y] less a month. Worth a 10-minute call to see if a move makes sense? No pressure either way.
  • Lead with the number, then a concrete monthly figure.
  • Keep the ask small — a short call, not a commitment.
  • Flag that a prepayment penalty may apply before they get excited.

Renewal in 90 days

A client's term is within ~3 months of maturity

Hi [Name] — your mortgage comes up for renewal in [Month]. Before your lender's offer lands, let me shop the whole market for you. Renewals are where a lot of people quietly overpay. Want me to run the numbers this week?
  • Reach out before the lender's auto-renewal letter.
  • Frame it as shopping the market on their behalf.
  • Add a gentle deadline so it doesn't drift.

They're rate-shopping you

A client says someone quoted lower

Totally fair to compare — that's smart. Two things worth checking on that quote: the prepayment-penalty math, and whether it's a true fixed or a restricted 'no-frills' product. Send it over and I'll show you the all-in cost side by side. If theirs really is better, I'll tell you.
  • Validate first — don't argue the rate.
  • Move the conversation from rate to total cost and terms.
  • Offer an honest side-by-side; credibility wins the deal.

Refinance to consolidate debt

A client carries high-interest debt alongside equity

Hi [Name] — with your home's equity we may be able to roll higher-interest balances into the mortgage and cut your total monthly outlay meaningfully. Want me to sketch what that would look like? It's just a conversation.
  • Focus on monthly cash-flow relief, not the new balance.
  • Be upfront that it extends amortization.
  • Only pitch it when the math genuinely helps them.

Refresh a pre-approval

A past client or lead is house-hunting

Hi [Name] — rates moved this week. Want me to refresh your pre-approval so you're shopping with a current, locked number? A rate hold protects you for up to 120 days.
  • Position the rate hold as real protection for the buyer.
  • Keeps them competitive when they find the place.
  • Low-effort way to stay top-of-mind.
